Why Cypress Humidity Makes Mould Almost Inevitable — And What Actually Works

In a climate where outdoor humidity sits above 70% for most of the year, mould prevention is a mechanical problem, not a cleaning problem.

Mould needs moisture, an organic food source and moderate temperature. In Cypress and the rest of northwest Harris County you have two of those three permanently, and the third is delivered free by the climate for roughly nine months a year. Prevention here is not about cleaning more often — it is about controlling the mechanical conditions inside the building envelope.

The number that matters is relative humidity

Below 50% indoor relative humidity, common indoor moulds cannot sustain growth. Above 60%, they can. That 10-point band is the entire game, and most Cypress homes drift above it for long stretches every summer without anyone noticing. Buy a hygrometer, put it in the room that feels worst, and start measuring.

The oversized air conditioner problem

An air conditioner dehumidifies as a side effect of cooling: warm humid air passes over a cold coil and water condenses out. That process needs run time. An oversized unit satisfies the thermostat in a short burst and shuts off before it has removed meaningful moisture — so the house feels cold and clammy simultaneously. In this climate a slightly undersized, longer-running system dehumidifies far better than an oversized one.

Attics: where most Cypress mould actually lives

Warm, humid conditioned air leaks upward through recessed lights, top plates and attic hatches, hits the underside of the roof deck, and condenses on the cool north-facing plane. The result is sheathing mould with no leak anywhere in the building. The fix is air sealing the ceiling plane plus balanced soffit-to-ridge ventilation — remediation alone without that correction returns within two seasons.

Crawl spaces and the stack effect

Roughly half the air you breathe upstairs in a pier-and-beam home came up from the crawl space. A vented crawl in a humid climate is a moisture generator: outdoor air at 80% relative humidity enters, cools against the cool earth and framing, and condenses. Encapsulation with a sealed vapour barrier and a dedicated dehumidifier is the reliable fix.

What genuinely works, ranked

  1. 1.Keep indoor RH between 30 and 50%, verified with a hygrometer rather than assumed.
  2. 2.Air seal the ceiling plane and confirm attic ventilation is balanced.
  3. 3.Run bathroom exhaust fans for 20 minutes after every shower — on a timer switch, so it actually happens.
  4. 4.Flush HVAC condensate lines with vinegar every couple of months during cooling season, and fit a float switch.
  5. 5.Encapsulate crawl spaces rather than venting them.
  6. 6.Fix any leak within 48 hours. Not next weekend.
  7. 7.Add a whole-home dehumidifier if readings sit above 55% despite the above.

What does not work

  • Bleach on porous materials — it discolours growth without killing what is rooted inside.
  • Retail 'mould-resistant' sprays applied over damp surfaces.
  • Air purifiers as a substitute for dehumidification. They filter spores; they do not change the conditions producing them.
  • Opening windows in summer. Outdoor air here is wetter than indoor air for most of the year.
  • Painting over growth. It hides the colony and feeds it.
