Common Property Damage Problems Explained

Supply line and appliance failures
Braided and rubber hoses at washing machines, dishwashers, ice makers and toilets are the single most common residential water loss. They fail at full pressure, usually when nobody is home.
Slab leaks
Expansive clay soil moves seasonally and stresses under-slab copper. Signs are a warm floor spot, running water with fixtures closed, and an unexplained water bill.
HVAC condensate overflow
Attic air handlers produce large condensate volumes in this climate. A clogged line and an unplumbed drain pan send that water directly into the ceiling below.
Cast iron drain failure
Drain lines installed before about 1975 are near end of life. They scale, corrode from the bottom, and admit roots at the joints — producing recurring backups until replaced.
Attic condensation
Conditioned air leaking into the attic condenses on cool sheathing and grows mould with no leak involved. The fix is air sealing plus balanced ventilation.
