What is usually covered
Sudden and accidental discharge: burst supply lines, water heater failures, appliance hose ruptures, and rain entering through a storm-created opening. Fire and resulting smoke damage is covered under virtually every policy.
What is usually excluded
The recurring surprises:
- Rising surface water and flooding — needs a separate flood policy
- Sewer and drain backup — needs a specific endorsement
- Long-term seepage and deferred maintenance
- Mould, except where it results from a covered loss, and usually capped
Documentation that protects the claim
Adjusters approve what is evidenced. Your file should contain dated photographs of pre-mitigation condition, baseline and daily moisture readings on each affected material, equipment placement logs, and an itemized Xactimate scope.
Your rights
In Texas you choose your own restoration contractor. Preferred-vendor programmes are a carrier convenience, not a policy requirement.
