Monthly
Glance at the water heater pan and supply connections. Check under sinks for damp. Read your hygrometer.
Quarterly
Flush HVAC condensate lines with distilled vinegar during cooling season. Test GFCI outlets in wet areas. Inspect washing machine hoses for bulging or corrosion at the fittings.
Twice yearly
Clear gutters and downspouts — more often under heavy tree canopy. Inspect the roof from the ground with binoculars for lifted or missing shingles. Check exterior grading still slopes away from the foundation.
Annually
Have HVAC serviced before summer. Camera-inspect the main drain line if the home predates 1975. Check attic for staining, condensation or sheathing discolouration. Review insurance coverage, including whether you hold flood and sewer backup endorsements.
